I grew up in Emmaus, graduated from Salisbury High School, and graduated 2nd in my major from Allegheny College, Meadville, Pa. (B.A. philosophy). Having enjoyed success in the corporate world, beginning with the Olympus Corp., and subsequent sales and sales management positions with nationally recognized and respected corporations, I decided to realize a long standing desire to be a Realtor. Towards that end, I also graduated from one of the most well respected home inspection training institutes in the country, and though I do not conduct paid inspections, use that knowledge to guide both Buyers and Sellers to understand (buyers) and address defects (sellers) in properties which, if not acknowledged or dealt with, could become costly repairs.
For Sellers: From staging, professional grade photography, and a significant financial investment in a comprehensive web strategy designed to ensure maximum exposure of your property (Zillow, Trulia, homes.com, realtor.com, remax.com, yahoo.com...and from these every significant homes related web site), along with targeted local ads, you can be assured of attracting the largest audience among buyers looking in your area and price range. Further, I have gathered a trusted, reasonably priced group of professionals (movers, carpenters, electricians, roofers, plumbers, etc. etc. ) who can address ANY physical problem affecting the sale of your home, saving you time and money, and ensuring a smooth transaction. Finally, as a certified negotiator, I have and will continue to work towards realizing the maximum equity for all of my sellers.
For Buyers: From applying for a mortgage, to receiving the keys to your new home at settlement, and everything in between, I have developed a comprehensive plan to guide buyers through every step of the process of purchasing a home. As a trained home inspector (no paid inspections), I will point out defects in homes we look at that will affect the value of the property or the health or well being of the buyer, understanding that a home is a living, breathing, eating being that, if not healthy, could affect the health of the owner. As a Buyer Agent, my primary concerns are value, equity, and condition; all three go hand in hand. Issues which affect these things include location, overall condition of the property (roof, windows, HVAC, etc.) and profile of the property (ie. number of bedrooms and baths vs. what is typical for a given neighborhood). An understanding of the true cost of ownership, including utilities and taxes, both of which can vary greatly from one home and one neighborhood to another, can significantly impact a purchase decision. Further, I have developed a group of trusted professionals, including the best mortgage lenders, home inspectors, craftsmen, movers, and others to ensure the satisfaction of my clients. Further, as I expect 100% retention of all of the buyers I work with for subsequent real estate transactions (not contractually, just saying...), it is imperative, given all of the considerations above, that my buyers purchase their property at the absolute best price and terms possible! Finally, it is important to note that there is NO charge for my service as a Buyer Agent. I point this out as there has been an increase in "buyer fees" charged by others, and my policy remains.
